For builds exceeding 1,000 square feet, the rate is $46.70/sq.ft. for wood siding and $50.15/sq.ft. for vinyl siding with trim.
Standard Specifications for Free-Standing Garages
Reinforced Concrete Floor
Garages feature a 5″ thick monolithic reinforced concrete floor with an 8″ thick perimeter. Reinforcement consists of 6×6 10/10 welded wire mesh, along with two rows of 1/2″ rebar on slab bolsters around the perimeter. We use 4,000 PSI concrete with air entrainment to help protect against future salt and freeze/thaw damage.
Garages may be constructed on one or more courses of concrete block when required. Concrete floors are saw-cut to help control expansion and cracking.
Exterior Walls
Exterior walls are constructed using 2″×4″ studs spaced 16″ on center, with a pressure-treated bottom plate and double top plate. The second top plate overlaps intersecting walls for added strength. Wall racking resistance exceeds standard building code requirements.
Standard interior wall height is 8′1″. Headers over single-car garage doors are constructed with built-up 4×10 members, while 4×6 headers are used over entry doors and windows.
Windows
One 24″×32″ vinyl double-hung window unit with sash lock is included. Overall unit size is approximately 30″×41″.
Service Door
One 2′8″×6′8″ flush steel insulated service door is included. The door has no glass and features a keyed entry lockset and threshold.
Roof
Standard roof construction includes a 4/12 pitch, or equivalent, using engineered truss rafters with 1550F stress-rated chords where applicable. Trusses are designed for loads up to 55 PSF.
Note: 2″×6″ rafters are not suitable for spans exceeding 14 feet in the Central New York region.
Heavy-duty truss rafters are available for snow-belt areas where snow loads may exceed 55 PSF.
Roof sheathing consists of 1/2″×4′×8′ C.D. plywood installed beneath 15# felt and 240# thick-butt, self-sealing asphalt roof shingles. Metal drip edge is installed along the rake and fascia.
Wood Exterior Garages
Wood siding consists of 5/8″ Texture 1-11 with vertical grooves spaced 8″ on center.
Exterior trim includes 1″×6″ pine fascia and rake boards, along with smooth-faced exterior plywood enclosed soffits measuring 12″ wide.
Standard garage doors are available in your choice of 9′×7′ or 8′×7′ steel doors. Standard doors are uninsulated and do not include glazed sections. Other garage door options are available; please check with your contractor for details.
Vinyl Exterior Garages
Vinyl siding is .042″ thick and includes a 50-year warranty. It is designed to resist dents, scratches, and rust while providing a low-maintenance exterior. Vinyl siding is installed over 1/2″ C.D. plywood sheathing and is available in a variety of colors, including white.
Exterior trim consists of white aluminum fascia and rake, along with 12″ wide white aluminum enclosed, vented soffits.
Standard garage doors are available in your choice of 9′×7′ or 8′×7′ steel doors. Standard doors are uninsulated and do not include glazed sections. Other garage door options are available; please check with your contractor for details.
